GROUND FLOOR

Open plan living room with kitchen and dining area. Gas hob, electric oven, combination microwave, fridge/freezer and a dishwasher.

Smart TV, DVD player, Bluetooth speaker, and wood burner (all wood is provided free of charge).

There is a toy box in the living room which includes games and toys for all ages. Garden toys are also provided.

The utility cupboard with washing machine/dryer is located in the entrance hall.

Bedroom one with double bed, TV and en suite shower room, WC and wash-basin.

FIRST FLOOR

Bedroom two with king size double bed and Smart TV.

Bedroom three with Zip n link beds. On booking you can choose if you have two singles or a super king bed.

Shower room with WC and wash basin.

All bed lined and towels are included in your stay.

Dogs welcome on ground floor. We ask that dogs are not left unattended in the property, however there is a kennel in the boot room for guests sole use during your holiday. Dogs can be walked for you at an additional charge. £10 per walked. Dogs will always be kept on leads. There is a permanent stair gate to keep your four legged friend down stairs. Dogs can be left in the kennel when you are at or away from the property.

There is an extra charge of £35 per dog, number of dogs excepted can be discussed. Please contact directly.

Cot, highchair and stair gate (to fit on bedroom door) can be provided on request. 

Wood burner, all wood provided.

Private parking for 2 cars. Charging point for electric vehicles payable via app, please bring your own lead.

Patio furniture and gas BBQ.

Full gas fired heating (partial underfloor).

No Smoking.

Please note this is a working beef and arable farm, whilst children are extremely welcome please do not let them explore on their own.
